According to the study by this media giant, &#8220;<strong>investors are buying struggling golf courses, changing their business structure<\/strong>.&#8221; Very good news, although it is clear that this is happening in the United States, a country that has registered a total of 157 closures and 14 openings of golf courses in 2013, according to the <strong data-start=\"682\" data-end=\"716\">NGF (National Golf Foundation)<\/strong>.<\/p>\n<p data-start=\"721\" data-end=\"1120\">Are we facing a <strong data-start=\"738\" data-end=\"760\">turning point<\/strong>? Since almost everything that happens in the North American market is exported to the old continent, I sincerely hope so. Especially in line with Sarah Max&#8217;s argument, in which she narrates the bloodthirsty voracity of the financial bulimia of 15 years ago regarding the management of golf assets with real estate interests.<\/p>\n<p data-start=\"1122\" data-end=\"1618\">Sarah makes a very interesting reflection in her study. These new investors, with international renown such as <strong data-start=\"1251\" data-end=\"1278\">&#8220;Concert Golf Partners&#8221;<\/strong>, <strong data-start=\"1280\" data-end=\"1305\">&#8220;Golf Heritage Group&#8221;<\/strong> or <strong data-start=\"1308\" data-end=\"1332\">&#8220;Club Corp Holdings&#8221;<\/strong> managed by the private equity firm KSL Partners, have managed to start buying golf courses since 2012, reaching a total of 109 golf courses in 23 states and Mexico, with a total value of 18.63 euros last Thursday in their shares.<\/p>\n<p data-start=\"1620\" data-end=\"2081\">The question we ask ourselves is then: <strong data-start=\"1660\" data-end=\"1700\">does a golf course generate profits?<\/strong> From what we are seeing, the answer is <strong data-start=\"1744\" data-end=\"1758\">affirmative<\/strong>, but the interesting part of this whole analysis is the following: <strong data-start=\"1819\" data-end=\"1910\">What changes in their structure have they had to make to achieve positive numbers?<\/strong> I am sure that KSL Partners has not left in the hands of just any manager an investment as risky as accumulating a portfolio of 109 golf courses.<\/p>\n<p data-start=\"2083\" data-end=\"2172\">From my point of view, the changes they have been forced to make are:<\/p>\n<ul data-start=\"2174\" data-end=\"2957\">\n\t<li data-start=\"2174\" data-end=\"2254\">Hiring professional teams to manage their courses.<\/li>\n\t<li data-start=\"2255\" data-end=\"2315\">Generation of value from golf assets.<\/li>\n\t<li data-start=\"2316\" data-end=\"2389\">Autonomous business units under a horizontal structure.<\/li>\n\t<li data-start=\"2390\" data-end=\"2492\">Following a 5-year &#8220;Master Plan&#8221; in the investment and sales sections.<\/li>\n\t<li data-start=\"2493\" data-end=\"2574\">Investment in product and service quality at their facilities.<\/li>\n\t<li data-start=\"2575\" data-end=\"2650\">Disconnection of the real estate product from the golf course.<\/li>\n\t<li data-start=\"2651\" data-end=\"2731\">Generation of traffic and social mass in the courses they manage.<\/li>\n\t<li data-start=\"2732\" data-end=\"2823\">Breakdown and strategic plan of all sales segments of their assets.<\/li>\n\t<li data-start=\"2824\" data-end=\"2883\">Brand positioning as a course manager.<\/li>\n\t<li data-start=\"2884\" data-end=\"2957\">Marketing plan focused on the Sports and Leisure industry.<\/li>\n<\/ul>\n<p data-start=\"2959\" data-end=\"3299\"> <\/p>\n<p data-start=\"2959\" data-end=\"3299\">Ultimately, something as simple as generating value from the course without associating it with the mass construction and sale of properties.
